1. Start With Your Life, Not a Floor Plan
A floor plan can look perfect online and still be wrong for your household. Think about routines, furniture, storage, pets, kids, work and entertaining before deciding what your home needs.
2. Your Lot Is Part of the Design
Sun exposure, grade, views, access, utilities and lot dimensions can all influence the best plan. Whenever possible, involve your builder before committing to land.
3. Bigger Is Not Automatically Better
Well-designed square footage is more valuable than space added without a purpose. A smaller home with great storage and flow can live better than a larger home filled with awkward rooms.
4. Spend on Things That Are Hard to Change Later
Structure, windows, electrical planning, cabinetry layout and major mechanical decisions are much harder to revisit after possession than paint colours or decorative fixtures.
